We also have an online portal set up, which you can access 24 hours a day and seven days a week. It shows you the record of rents, so you know when your rent comes in. It also shows any expenses against your account for maintenance work.
We provide a tenant portal as well, so tenants can pay rent online 24 hours a day. This is important for tenant convenience, and it cuts down on late payments. We have a banking system set up so that you receive your rental payments 48 hours after the tenant pays rent. You don’t have to wait for us to reconcile accounts at the end of the month. We get you your funds right away.

If we find ourselves having to evict a tenant, your property manager will handle the whole process for you. Eviction can be difficult in Maryland, and you need to know your way around the judicial system. We also protect your property by doing a move-in inspection prior to a tenant taking possession. This inspection includes 300 pictures. We also inspect periodically during the tenancy while tenants are in place. Then, we inspect after a tenant moves out. We do this so you have a detailed record when it comes to managing the security deposit. Sometimes there are disputes about what should or shouldn’t be charged to the tenant’s security deposit, and the outcome depends on who has the best documentation.
